TENNIS COURT RULES & REGULATIONS
1. Purpose
These Rules and Regulations are established to ensure the safe, orderly, and equitable use of the Association’s tennis courts, while preserving the facilities for the benefit of all residents.
2. Eligibility and Authorized Use
2.1. Tennis courts are for the exclusive use of Association residents in good standing and their authorized guests (maximum of three (3) guests per resident).
2.2 A resident must be physically present at all times while guests are using the courts.
2.3. Use of the courts for commercial purposes, including but not limited to private lessons, group instruction, or any activity involving compensation, is strictly prohibited unless expressly authorized by the Board of Directors.
2.4. The Association reserves the right to deny access to any individual who violates these Rules and Regulations.
2.5. Tennis instruction is permitted only by instructors who are registered, approved, and authorized by the Association.
3. Hours of Operation
3.1. Courts are open daily from dawn to dusk.
3.2. The Association reserves the right to modify or restrict hours due to maintenance, safety concerns, weather conditions, or community events.
4. Reservations and Court Time Limits
4.1. Court use is subject to the Association’s reservation system and walk-in play.
4.2. Reservations shall take priority over walk-up use. Players must vacate the court at the start of a valid reservation, regardless of match status.
4.3. If guests are present, the reserving resident must remain on the court for the entire duration of play.
4.4. Each reservation is limited to one (1) court and a maximum playing time of ninety (90) minutes.
4.5. When other residents are waiting, players must vacate the court immediately upon expiration of their reserved time.
4.6. Walk-in play is limited to sixty (60) minutes when others are waiting.
5. Guest Policy
5.1. Each household may bring a maximum of three (3) guests per reservation.
5.2. Guests must be accompanied by a resident at all times.
5.3. The resident host is fully responsible for the conduct and compliance of their guests.
6. Conduct and Etiquette
6.1. All users must conduct themselves in a respectful and sportsmanlike manner at all times.
6.2. The use of speakers, amplified music, or any disruptive noise is strictly prohibited.
6.3. Abusive language, harassment, or any disruptive behavior will not be tolerated.
6.4. Players must respect reservations, posted schedules, and the rights of other users.
6.5. Court saving, monopolizing play, or refusal to rotate when required is prohibited.
7. Attire and Permitted Activities
7.1. Proper tennis attire is required at all times.
7.2. Non-marking athletic shoes are mandatory.
7.3. Only racquet-based sports are permitted on the courts. Any other activities or sports are strictly prohibited.
7.4. Bicycles, electric bicycles, skateboards, scooters, rollerblades, and similar equipment are strictly prohibited on the courts.
8. Safety and Risk Acknowledgment
8.1. Use of the tennis courts is entirely at the user’s own risk.
8.2. The Association assumes no liability for injuries, accidents, or lost or stolen property.
8.3. Children must be supervised by a responsible adult.
8.4. Glass containers, smoking, vaping, grilling, and open flames are strictly prohibited.
8.5. Alcoholic beverages are not permitted on or around the courts.
9. Maintenance and Care of Facilities
9.1. Users shall not tamper with nets, posts, windscreens, gates, or any court equipment.
9.2. Benches, seating, or equipment may not be dragged or misused.
9.3. All trash and personal belongings must be removed upon leaving the court.
9.4. Any damage or maintenance issues must be reported immediately to Association management.
10. Surveillance and Monitoring
10.1. The Association may utilize video surveillance and monitoring systems for safety and enforcement purposes.
10.2. Recordings may be reviewed by management or the Board in connection with rule enforcement or incident investigation.
11. Enforcement and Penalties
11.1. Violations of these Rules may result in warnings, fines, suspension of court privileges, or other enforcement actions as permitted by the Association’s governing documents and applicable law.
11.2. Repeated or serious violations may result in long-term suspension of court access.
11.3. The Board of Directors reserves the right to amend these Rules at any time.
12. Court Closure
12.1. The Association reserves the right to temporarily close the courts for maintenance, repairs, weather conditions, or community events.
12.2. Unauthorized use of closed courts is strictly prohibited and may be considered trespassing.
TENNIS INSTRUCTION POLICY
13. Purpose
This policy establishes the terms under which tennis instruction is permitted, in compliance with Florida law, while protecting the Association and ensuring fair access.
14. Authorized Instruction
14.1. Instruction is permitted only by instructors approved and registered by the Association.
14.2. Approval does not create any employment or agency relationship with the Association.
14.3. The Board reserves full discretion to approve, deny, suspend, or revoke authorization.
15. Instructor Requirements
15.1 Prior to conducting lessons, instructors must provide:
- Completed registration application
- Valid government-issued identification
- Proof of liability insurance ($1,000,000 per occurrence / $2,000,000 aggregate)
- Certificate naming the Association as additional insured
- Signed indemnification agreement
- Signed acknowledgment of all Rules
16. Court Use
16.1. Lessons must follow the reservation system.
16.2. The Association may limit:
- Number of instructors per session
- Group size (maximum of four (4))
- Number of courts used
17. Participants
17.1. Instruction is limited to residents and their guests.
17.2. Guests must always be accompanied by a resident.
17.3. Public advertising or open enrollment to non-residents is prohibited.
18. Fees
18.1. All payments are solely between instructor and participant.
18.2. The Association is not responsible for disputes.
18.3. The Association may impose fees where permitted by law.
19. Insurance and Indemnification
19.1. Insurance must remain active at all times.
19.2. Any lapse results in immediate suspension.
19.3. Instructors agree to fully indemnify and hold harmless the Association.
20. Enforcement
Violations may result in fines, suspension, revocation of privileges, or trespassing enforcement in accordance with governing documents and Florida law.
22. Liability Waiver & Assumption of Risk

I, the undersigned, acknowledge and agree as follows:
- Assumption of Risk
I understand that participation in tennis activities and instruction involves inherent risks, including but not limited to bodily injury, illness, permanent disability, or death. I voluntarily assume all such risks. - Release of Liability
To the fullest extent permitted by Florida law, I hereby release, waive, and discharge the Association, its Board of Directors, officers, management, employees, volunteers, and members from any and all claims arising from participation in tennis instruction.
- Indemnification
I agree to indemnify and hold harmless the Association from any claims arising out of my participation or the participation of any minor under my supervision. - Medical Responsibility
I am solely responsible for any medical expenses incurred as a result of participation. - Minors
If signing on behalf of a minor, I represent that I am the parent or legal guardian and consent to the minor’s participation. - Governing Law
This Waiver shall be governed by and construed under the laws of the State of Florida.
